Shadow Bank, Risk-Taking, And Real Estate Financing: Evidence From The Online Loan Market, Xiaoying Deng, Chong Liu, Eng Seow Ong

This paper examines whether and how individual risk-taking behavior affects real estate financing through shadow banks. Using the loan data from an online platform in China, we show that riskier households tend to employ online loans to meet the increasing down-payment in their home purchase. Individual investors are likely to fund riskier real estate loans with higher expected returns. Real estate loans experience higher ex-post default rates than other types of loans. The effect is more pronounced during the period of credit constraints.

Topic modeling and LDA (Latent Dirichlet Allocation) have proven valuable in various fields as an innovative approach to studying areas of interest and identifying topics in a dynamic content. The underlying assumption is that techniques like LDA can swiftly capture emerging topics in textual documents compared to other categorization tools. These unsupervised approaches have been used to identify new industries and technological domains. This thesis examines the economic reforms undertaken by Poland and the Czech Republic during the 1990s transition period. It seeks to ultimately differentiate reform quality between the Czech Republic and Poland in terms of well-being. The basis of reform success is determined using a quality of life scale that spans economic, health, and environmental indicators. Reform quality is then assessed based on improvements in well-being, instead of high-level economic metrics that often evaluate in a manner that fails to capture individual citizen sentiment. This thesis explores the settler-colonialist supremacist narratives - religious, racial, and civilizational - wielded in the territories that would become Australia, Canada, and the United States to justify displacing and killing Indigenous Peoples. The narratives and their effects persist: contemporary disparities between Indigenous and non-Indigenous Peoples reveal the narratives' institutionalization, as do modern incarnations of the same legitimizing tropes in Australian, Canadian, and US domestic and foreign policies.

Indigenous communities in Panamá face the same challenge that many Indigenous communities experience around the globe: a lack of recognition of their land rights. Over the last several decades, the Panamanian government has developed policies and ratified international agreements that recognize Indigenous rights. The comarcas that institutionalize these rights have had some success. However, despite a seemingly progressive framework for recognition, Indigenous communities across the country continuously have their rights violated by conservation projects and resource extraction efforts in the name of economic development. This thesis investigates the systemic and institutionalized forms of gender-based discrimination termed gender apartheid, focusing on Afghanistan and the Islamic Republic of Iran. As the climate crisis continues, businesses are becoming savvier with how they communicate their environmental impact to their audiences. Greenwashing, the act of making unsubstantiated claims about the environmental friendliness of products, is becoming more popular amongst unsustainable corporations. Past research shows that companies are using specific techniques to deceive consumers. By conducting a content analysis of five corporate Instagram accounts from companies with past greenwashing allegations, this research used four main criteria to categorize greenwashed posts: color palette recurrent language, pleasant nature imagery, and vague appeals. Migration presents challenges to receiving communities, as it tests their ability to respond to unexpected expenditures and social stresses. Evaluating the local impact of rapid and substantial migration flows is difficult due to the absence of a validated instrument for assessing community support for migration. Our study adapted and validated a Support for Migration Assessment survey (SMA) based on Social Exchange Theory (SET). The validation of the SMA contributes in two significant ways. Introduction: Since 2015, Colombia has faced a significant humanitarian challenge, receiving 2.9 million displaced Venezuelans. This study examines organizational cooperation in the humanitarian response to this migration crisis, aiming to understand the coordination dynamics among key organizations and actors.

Methods: Our research combined interviews and web scraping to gather data on key actors and their relationships in the humanitarian response. We employed Social Network Analysis (SNA) to examine these relationships and the collaborative strategies among entities, focusing on how they address the migration challenges.

In this report, we explore the potential causes of social isolation among older adults in Singapore using causal discovery. We found an inferred causal relationship between perceived helpfulness and social isolation, where older adults who perceived themselves as helpful were less likely to perceive themselves as socially isolated. Our study also found that perceived isolation and loneliness may be distinct concepts among older adults in Singapore, with loneliness being more likely to precede social isolation. Policy recommendations include promoting a sense of helpfulness through programs such as volunteering to reduce social isolation.

The production of textiles, in terms of weaving techniques, has a long history in Europe, and dates back to the Stone Age, the time during which the first farming communities arrived in the Mediterranean and Central Europe, in the 7th/6th millennium BC. The first evidence of textile tools, like spindle whorls and loom weights, demonstrate that people made an important step forward in mechanizing this craft, not only twisting fibers and interlacing strands purely by hand, but also inventing tools to increase efficiency. While uneven in their scope and reach, studies of dress and dress complements (fibulae, belt buckles, buttons, etc.) have a significant tradition within the broader study of the pre- and protohistory of Mediterranean Europe. Many of these studies, however, have had a strong focus on the typology of the dress complements and ornaments themselves, either as chronological indicators, ethnic markers, or both. In more recent years, however, a shift in research agendas has ushered in the introduction of new perspectives and new ways of thinking about dress and bodily adornment.
