Rent control is a property restriction that prevents homeowners from putting their property to its most productive use. Strict rent control policies protect current tenants at the cost of reduced surplus from home buyers, sellers, renters and landlords. Because homebuyers must relinquish certain rental and constructive property rights, the listing price reflects increased ownership/transaction costs. By comparing vacant and occupied San Francisco units’ impact on listing price, a relationship between list price and the costs associated with a tenant-occupied unit. Incomplete coordination between medical care and public health delivery systems can result in significant missed opportunities for improving population health and constraining overall resource use. This lecture uses insight from the field of public health services and systems research (PHSSR) to examine: (1) why medical care and public health systems often fail to connect; (2) what are the potential health and economic consequences of these failures; and (3) what are the opportunities for connecting medical care and public health delivery to improve population health.

Objectives: Spending on public health and prevention strategies varies widely across states and communities. The Patient Protection and Affordable Care Act of 2010 (ACA) authorized the largest expansion in federal public health spending in decades, with the goals of improving population health and helping to moderate growth in medical care spending. To produce evidence needed to inform these investments, this study (1) estimates the effects of public health spending patterns within communities on preventable mortality and subsequent medical care spending; and (2) uses the methods of local instrumental variables developed by Heckman and Vytlacil and Basu to estimate how the …

The theory of multiple intelligences (MI) developed by Gardner, proposes at least nine different human intelligences that are distinct and relatively autonomous human intelligences through which people learn. It has been theorized that knowing our MI profile assists us to learn and use this awareness to obtain necessary information and knowledge from a lesson. Characterizing learners’ personal MI profiles thus may enhance learning. Language learners’ learning process, on the other hand, can be facilitated through the use of language learning strategies, particularly if the strategies have been explicitly developed by instructors who possess knowledge about individuals’ learning styles. Despite the high repayment rates claimed by microcredit programs around the world, some groups of borrowers eventually default and are subsequently disbanded. Exposure to common shocks and strategic default are reasons for the deterioration in group repayment but identification of the precise mechanism is difficult. In this paper we exploit an announcement issued by the Anjuman Committee of a town in southern India banning all Muslims from repaying their microfinance loans. Using administrative data we find that borrowers in Muslim-dominated groups have higher default rates after the announcement compared to the same borrowers with loans in Hindu-dominated groups. In May 2013, the first all-plastic, 3D printed gun was fired. This paper offers a detailed description of the origins and development of the printable gun. It elucidates the transformation of the principal narrative in the increasing media coverage from circumventing arms regulation to defending free speech, highlighting the role of Defense Distributed and their strategic framing of the printable gun. Finally, the uptake of the latter narrative by early popular and scholarly contributions is discussed. The impacts of long-lived stock pollutants and the measures supposed to address them link current and future generations. Altruism towards successor generations is a prerequisite for resolving the resulting inter-generational equity issues. Preference asymmetry and imperfect altruism introduce strategic conflicts between generations. Here, a current generation decides on a combination of abatement and whether to provide an imperfect backstop. The future generation decides whether to use the backstop or not. We identify three outcomes: (1) Technology denial, in which the current generation deliberately rejects the imperfect backstop to avoid misuse by the future generation.
